Griffintown Hōtel • Aparthotel

Griffintown Hōtel, the first aparthotel in the heart of the highly coveted Montréal neighbourhood of the same name, offers—in condotel style—fully equipped and elegantly furnished apartments just steps from the downtown area, other trendy neighbourhoods and the city’s many attractions.

The hotel complex also includes the aptly named “ōbar,” a convenience store delivery service to the units (GH Dépanneur) as well as special offers for visitors, to make their stay as comfortable and enjoyable as possible.

A cradle of industrialization in Canada, Griffintown is being redeveloped as an artsy mixed-use neighbourhood, with 200-year-old factories converted into art galleries, restaurants, shops and residences.

 
 

The challenge

The COVID-19 pandemic struck a blow to the global economy and the hospitality industry was one of the hardest hit. The existing Griffintown establishment called on RevMax’s services to urgently implement effective solutions that would help it better weather the storm.

We reviewed and optimized the business model and the establishment’s management, working closely with the real estate promoter, the syndicate of co-ownership and the hotel operator to give everyone involved concrete solutions that would not only help the business withstand the crisis, but emerge stronger than ever.

 
 
 
 

The major lesson learned from this project is that with a creative approach, a cooperative mindset and a willingness to adapt, you can not only overcome difficult circumstances, but—if you play your cards right—emerge stronger than ever.

Our mission

Review and optimize the business model of an urban condotel establishment, including:

  • Reviewing the revenue and expense sharing model

  • Making adjustments and obtaining a 4-star classification certificate from the CITQ 

  • Communicating the follow-ups for the program’s implementation

  • Developing an emergency strategic action plan

  • Reviewing the business and rental management model

  • Adapting the operating budget 

  • Adjusting the condominium fee structure

  • Adopting a new agreement between the operator and the condo owners


Taking the reins of the hotel complex’s management and operations

After seeing the results yielded by RevMax’s actions, the company was awarded the entire management contract. It officially took over the hotel and bar’s operations with a view to continuing its good work and ensuring the establishment’s long life and profitability.
